Step 02

Submit Your Application

  • Fill out the short application form on this page. We collect basic contact info, employment status, and financing details.
  • No hard credit pull at this stage — we simply need enough information to understand your situation.
  • Applications are reviewed within 1–2 business days. You will receive a call or email from our team.
Step 03

RMLO Review & Pre-Qualification

  • A licensed Residential Mortgage Loan Originator (RMLO) is required by Texas law for owner-financed transactions. We work with a trusted third-party RMLO partner.
  • The RMLO will verify your income, review your financial picture, and confirm you can reasonably afford the payments — protecting both you and the seller.
  • This step typically takes 3–5 business days and involves providing pay stubs, bank statements, or tax returns.
Step 04

Negotiate & Agree on Terms

  • Once pre-qualified, we finalize the purchase price, down payment amount, interest rate, and loan term together.
  • A purchase contract is drafted by a licensed real estate agent or attorney outlining all agreed terms.
  • Both parties review and sign. Texas owner-finance contracts are legally binding and recorded with the county.
Step 05

Title & Closing

  • A title company conducts a title search to ensure the property is free of liens or encumbrances.
  • Title insurance is issued to protect your ownership interest.
  • Closing typically occurs within 2–4 weeks of agreement. You bring your down payment and sign the promissory note and deed of trust.
Step 06

Move In & Build Equity

  • Keys are handed over at closing. You are now the homeowner of record.
  • Monthly payments are made directly to the seller (or a loan servicing company) per the agreed schedule.
  • You build equity from day one. You can refinance into a conventional loan at any time once your credit improves or equity grows.
